Newport Lofts has all of this and more. Built in 2006, 24 floors consisting of 168 residences, from the 8th – 21st floors. Covered parking and designated additional storage on the 2nd thru 6th floors. And on 22-24 is the Sky Lounge – featuring a movie theater room, pool table, flat screen tv’s and a wetbar, a meeting room, and of course, a fully equipped fitness room, with state of the art equipment, and his/hers locker rooms.. And While there’s not a proper “Doorman” that will open the door to the main lobby for you, there is someone at the front desk, that requires registration and clearance to get past.

On floors 8-20, you’ll find roughly half a dozen different floorplan configurations from around 900 sq ft up to 1650 sq ft that represent 156 of the 168 (93%), some with wrap around balconies, and depending upon which orientation, the unit will have either Downtown and East or West Views, or if on the South side of the building, will get some pretty cool Las Vegas Strip views. On the 21st floor, you’ll find a dozen Penthouse level units, that range from just over 1900 sf to almost 3200 sf, and can be in the low to mid 7 figure range. There simply are not that many of this type of unit that are available in total.

And let’s not forget that 24th floor. Where you’ll find spectacular views of the entire Las Vegas Valley, while jogging around the rooftop track, taking a refreshing dip in the rooftop pool, relaxing in the hottob, all while watching the sun go down across the valley, and the Strip light up and come to life.

Other considerations that people who live here have include the monthly dues, and what’s included, as well as how pet friendly a building is. Here, the monthly maintenance costs, aka HOA dues, are in the $0.50/sf range, and includes gas, trash, water, and sewer. The owner would pay Electric, cable, and internet. A dog lover is permitted 2 dogs that total < 80#. Unfortunately, there’s no designated pet area, so one will have to walk their furry family members with a plastic bag. This building (and it’s sister, SoHo Lofts (link)) is walking distance to the Arts District and Dona Maria's restaurant. At the corner of Casino Center and Hoover, minutes from Charleston at the I-15, the outdoor Las Vegas Outlet Mall, the Smith Center (for the Performing Arts), Lou Rouveau Brain Institute and more. Downtown is also within walking distance, or a few minutes in an Uber to the one and original Freemont Street. Where you can get just about any kind of food you’d like, watch the canopy at night, gamble, First Friday (of every month, there’s a show (before Covid)) and be part of the Las Vegas nightly people show.
